Coolfont Mountainside Association (CMA) is a small, private community located near the town of Berkeley Springs, West Virginia. The community was founded in 1968, and is nearly 400 acres in size. There are 146 properties – 119 of which have homes. Most homes are vacation properties used part-time by their owners and guests and some are short-term rentals. There are about a dozen full-time residents who call Coolfont their home.
The Berkeley Springs area of West Virginia is best known for its warm mineral springs and is famous for being the country’s first “spa,” frequented by Native Americans long before the first European settlers appeared. This part of West Virginia is rich in history and natural beauty, and draws thousands of visitors each year.
The Coolfont community is situated near Sir Johns Run which meets the Potomac River a few miles north. Nestled on the eastern side of Cacapon Mountain, the topography rises from almost flat to a slope of approximately 30 percent. Elevation within the community ranges between 800 and 1,200 feet.
